  1. Choice and commitment of the architect (Client / Owner)
    • The owner selects and hires a qualified architect to design the plans for the project.
  2. Initial meeting and establishment of specifications (Architect and Client)
    • Discussion of project needs, requirements and objectives. The architect establishes specifications detailing the specifications of the project.
  3. Feasibility study and site analysis (Architect)
    • Assessment of the construction site to identify constraints and opportunities. The architect carries out a technical feasibility study.
  4. Preliminary design (Architect)
    • Development of sketches and preliminary plans based on the specifications and the results of the feasibility study.
  5. Presentation and review of preliminary plans (Architect and Client)
    • Presentation of plans to client for review and feedback. Necessary changes are made.
  6. Development of final plans (Architect)
    • Finalization of detailed architectural plans, including ground plans, level plans, sections, elevations, and constructive details.
  7. Submission of plans for approval (Urban Planning Services)
    • Submission of plans to town planning services to obtain the necessary permits, such as building permits.
  8. Obtaining building permits (Urban Planning Services)
    • Verification of plans by town planning services for compliance with regulations and standards in force. Once approved, building permits are issued.
  9. Supervision and possible modifications (Architect)
    • Ongoing project supervision to ensure construction adheres to approved plans. Modifications can be made if necessary, in agreement with the client and the authorities.

Responsible departments

  1. Client / Owner : Choice of architect and definition of needs.
  2. Architect : Design, feasibility study, development of plans, presentation, and supervision.
  3. Urban Planning Services : Procurement and approval of building permits.
